Experts note an increase in the supply of commercial real estate

The volume of the commercial real estate market in Russia is showing active growth. Experts from Sberbank's Domclick service came to this conclusion after analyzing the ads on their showcase.

During the year, the number of ads for the sale of properties increased by 34%, and for rent — by 29%. Parking spaces have become the leader among all categories in terms of the number of ads for sale, with their number increasing by more than 154% over the year. This is followed by warehouses (+74.4%), offices (+39.9%), retail premises (+37.1%) and garages (+36.2%). The number of offers for the sale of catering facilities (-0.2%) and production sites (-1.5%) decreased slightly.

In the rental segment, warehouse premises (+105.5%) and storerooms (+68.8%) became the leaders in increasing supply. The number of garage rentals has also increased significantly (+56.8%), shopping malls (+51.5%) and hotels (+44.7%). The lowest growth was recorded in the office rental segments (+17.5%).

Commercial real estate prices are also showing steady growth. Industrial premises (+66.7%), retail space (+57.5%) and warehouses (+55.6%) increased the most in the selling price. Rental rates increased the most for catering facilities (+58.4%), retail space (+36.8%) and hotels (+25%). At the same time, only office rentals have fallen in price (-5.3%). At the same time, warehouses with an area of up to 100 square meters (+23%) are the fastest growing in terms of rental rates. Warehouses with an area of 800 to 1000 square meters rose in price more than others over the year (+47.1%).

According to Domclick experts, new building regulations, the restoration of business activity, as well as the development of infrastructure and transport accessibility contribute to the expansion of the supply market. The strong growth in the supply of parking spaces is associated with new construction trends: parking spaces are being laid by developers both to generate additional profits and to implement the concept of a "courtyard without cars", which involves the use of free-standing parking lots.
