About 80% of apartments on the secondary market in Moscow are purchased without a mortgage, analysts at Sberbank's Domclick service found out.

According to their data, in August, Russians completed about 30 thousand transactions for the purchase of housing without a mortgage, which was a record result this year. In total, during the summer period, the number of transactions without attracting borrowed funds approached 100 thousand. Ready-made apartments are most often purchased in Russia (60%).

In Moscow, this figure has almost reached 80%, in St. Petersburg — 70%. In the Novosibirsk and Moscow regions, as well as in the Republic of Crimea, the share of such transactions ranges from 67-69%. Comparatively high rates are also observed in the Leningrad (almost 65%) and Voronezh regions (61.5%).

"Thus, in the secondary market, it is the large million-plus cities, their agglomerations (Moscow and Leningrad regions), as well as large or resort regions that are in high demand for transactions at their own expense," the analysts said.

The experts also explained that the key driver of the increase in the number of transactions without attracting credit remains the relatively high rate on market programs. At the same time, the primary housing market showed the highest growth rates in August — the number of mortgage-free transactions for the purchase of apartments in new buildings increased by 14.5%.
