Experts named cities with cheaper new buildings

During the period from August to September 2025, the cost of apartments on the primary market decreased the most in the Moscow region and resort towns of the Stavropol Territory. The experts of the analytical center "Domclick" came to such conclusions after studying the data of the showcase.

The cities of the Moscow region (4 cities) and the Stavropol Territory (3 cities) are particularly well represented in the ranking of leading cities in price reduction in the primary market, analysts noted. At the same time, prices have not changed in almost 50 cities.

The most significant price decrease in August-mid-September was recorded in Domodedovo, where sq. m. m fell by more than 11%: from 171.5 thousand rubles to 152.5 thousand rubles. In Odintsovo, prices decreased by 1.3% (from 223.5 to 220.5 thousand rubles), and in Klin and Naro-Fominsk by 0.4% and 0.3%, respectively.

The three cities with the cheapest apartments on the primary market included Mineralnye Vody (minus 6.8%) and Pyatigorsk (minus 4.7%). Prices also decreased in the regional center of Stavropol (by 2%). Novorossiysk remained outside the top 3 cities, where sq. m became cheaper by 4.6% and is now estimated at 215 thousand rubles.

In Murmansk, a "meter" in a new building began to cost 135 thousand rubles (less by 4.2%), and in Saransk, the capital of the Republic of Mordovia, a little more than 115 thousand rubles (lower by 4%). Finally, in Krasnodar, the decrease was 0.5%, to 166 thousand rubles.

Earlier, Domclick experts noted a decrease in the growth rate of housing prices. Over the past year, the cost of primary housing has increased by only 3.9%, while secondary housing has increased by 6.9%. At the same time, prices in the secondary housing market are growing slightly faster, compensating for the lag that began earlier with the launch of preferential programs, analysts estimate.
