Anapa's real estate market remains active despite recent environmental challenges. According to a study by GC EXACTLY, which was reviewed by Izvestia on September 23, in the next five years, 38% of Russians plan to buy housing here for permanent residence, and another 28% for seasonal holidays.

At the same time, a third of the respondents (34%) associate the purchase of an apartment with investment purposes — renting or reselling.

Respondents perceive the city as a modern resort where one can live all year round. The main advantages are the mild climate, which was noted by a quarter of the respondents, as well as proximity to the sea. Affordable price was the decisive factor for 21%, and developed infrastructure for 18%. The rest noted a lower workload compared to other resorts (14%).

Among the factors influencing the purchase of housing, 40% of respondents named a favorable environment, another third noted the presence of green areas and parks for walking, and one in five Russians chose natural resources, including mineral waters. The remaining 10% admitted that ecology is secondary to them compared to price and infrastructure.

In the first half of 2025, Anapa experienced a decrease in demand of about 40% compared to the previous year. Despite this, there has been no sharp drop in housing prices in the first eight months of this year.

On average, the cost of real estate remained at the level of last year and now varies from 165 thousand to 169 thousand rubles. The previously recorded decrease in customer activity is not only related to the environmental situation in the city, says Maya Simdyanova, director of the "Master of the Seas" project from the PRECISELY Group. The main reason is the completion of preferential mortgage programs in 2024.

"Anapa remains a resort for investors in the long term. Prices for individual complexes have already increased by 5-10%. We expect that demand will continue to grow in 2026, and the city will retain its status as one of the most promising points for investment in resort real estate," the expert believes.

According to Ilya Volodko, CEO of the MACON consulting company, the volume of construction has increased by 35% in six months, and now more than 0.6 million square meters are being built at the resort. m of housing and apartments. The expert notes that the recreational capacity of Anapa is very high due to its good transport accessibility and extensive coastline with sandy beaches.

"The average level of real estate prices here is lower than in Sochi, and the prospects for the growth of the tourist flow from next season are high. Therefore, the profitability of investing in Anapa in the medium term may surpass other resort areas of southern Russia," he notes.

In addition, due to the complex development, Anapa is becoming a new center of attraction for investors. Experts believe that this will radically change the structure of demand: now the city offers not just summer holidays, but comfortable housing at the Sochi level at a reasonable price, with all the necessary infrastructure for life all year round.

Experts from Domclick and Sberindex, analyzing the dynamics of mortgage transactions on September 15, concluded that the growth rate of housing prices in the current month continues to decline both in new buildings and in the secondary market.
