Following the results of the first eight months of 2025, there is a steady downward trend in demand for small-sized formats in the premium new buildings market in Moscow. Pioneer analysts told Izvestia about this on September 24.
The share of one-room apartments in the total sales volume of the premium segment decreased by five percentage points compared to the same period last year and amounted to 29%.
At the same time, there is a recovery in interest in spacious lots. In the structure of the sold objects, two-room apartments occupied 36%, three—room apartments - 20%, and four—room apartments - 9%. As a result of this redistribution, the average area of the sold property increased from 72.8 sq. m. m up to 77.5 sq. m .
The key factor that led to the change in consumer preferences was the tightening of mortgage lending conditions. High mortgage rates have limited the possibilities of buyers focused on compact and most affordable lots in the high-budget segment. In addition, against the background of attractive rates on bank deposits, there was a cooling of investor activity, which traditionally generated demand for studios and studio apartments.
"We are seeing a significant increase in interest in multi-room formats in our premium projects. Since the beginning of the year, the demand for apartments with two or more bedrooms in our portfolio has increased 1.5 times, and their share in sales has reached 59% compared to 43% a year earlier. It is characteristic that such transactions are more often made with full payment, without involving credit products," commented Evgeniya Vinichenko, Director of Pricing and Analytics at the company.
Evgeny Belokurov, Commercial Director of Yandex Real Estate, told Izvestia on September 12 that in 2025 the surge in interest in real estate is due not only to the traditional seasonal factor, but also to a number of important changes in the economic situation, which is gradually stabilizing.
