Analysts have assessed the specific characteristics of apartments on the "secondary market" in Russia

In Russia, especially in large metropolitan areas, more than 90% of apartments on the "secondary market" are sold with views of ordinary urban landscapes: courtyards or streets, analysts of Sberbank's Domclick service found out. Most of the offers with views of parks, forests and reservoirs are in Vladivostok, Samara, Ufa, Yekaterinburg and Voronezh.

In addition to courtyards, views of city parks are most common — about 4.3% of ads. This is followed by ads with windows facing the forest (3.1%). Apartments with a view of a pond are the least common — 2.5% of the lots in the Domclick showcase.

The most difficult places to find such apartments are in the country's largest cities, St. Petersburg and Moscow, analysts said.

In the secondary market of large cities, the view from the window to the reservoir is the most expensive characteristic. On average, its presence increases the price per square meter by 12.4% compared to the standard view of the courtyard or street. The view of the park has a lower impact (plus 5.5%) and the forest (the price is 4.1% higher).

View apartments are most appreciated in Samara, Stavropol, Omsk, Novosibirsk and Nizhny Novgorod, where the premium for a view of a reservoir can reach 20-50%. To the offers in St. Petersburg and Moscow, a good view adds 12.3% and 6.6% per square meter, respectively.

Lots with views of parks are more common in Samara — 8.7% of ads, Yekaterinburg (8.1%) and Krasnodar (7.2%). The top 3 cities with forest views include Vladivostok (8.6%), Ufa (8.5%) and Samara (7.2%). Vladivostok (11.3%), Samara (6.9%) and Ufa (4.2%) have the most apartments with views of water bodies.

At the same time, not all cities located on the coast of large rivers were included in the top 10 in terms of the supply of apartments with a view of the water. In particular, there are few such lots in the Volga cities of Nizhny Novgorod, Kazan and Volgograd, as well as in Rostov—on-Don and St. Petersburg.
