Modern Russians are no longer interested in marketing names like Euroformat and turnkey real estate. Buyers prefer functionality and flexibility of layouts. This is evidenced by the open data and analytics of the Airplane group, which Izvestia reviewed on November 24.

Thus, about 40% of real estate buyers pay attention to non-standard layouts when choosing an apartment. The focus is on the opportunity to set up a comfortable workplace, a dressing room and a separate room for each child.

The demand for a comfortable workplace in an apartment has been growing since the beginning of the coronavirus pandemic. In 2025, about 35% of respondents named such a zone as an important element of the "dream apartment". This trend is associated with a change in the lifestyle of many Russians and the transition to a hybrid work format, which has become more widespread after the pandemic. According to VTsIOM, about 25% of employed Russians now work fully or partially remotely (an increase of 6 percentage points since 2022). In addition, the younger generation today initially prefers the remote format of work.

About 30% of respondents consider the availability of a separate room for each child to be a key criterion when choosing an apartment. 27% of respondents named the dressing room as a necessary room in the house.

Similar offers are available not only in business and premium classes, but also in the mass segment, says Leon Pryazhnikov, Product Director of the Airplane Group.

"There are master bedrooms with a private area for parents, separate children's rooms, two or more bathrooms, loggias, French balconies and spacious terraces where you can arrange a workplace or a relaxation area. (...) You can find layouts with dressing rooms and laundry rooms," said Leon Pryazhnikov, adding that, in particular, the large—scale projects of Aeroplane feature a range of "unique houses" with layouts that meet the expectations of the buyer in high segments.

In early August, a Level Group survey also showed that one in three Russians (29%) would add a large kitchen or living room to their current apartment. The same number (29%) would make a laundry area or a place for household needs. And another 25% of Russians surveyed said they needed a dressing room and a second bathroom in the apartment.
