Experts noted a slowdown in house price growth

The growth rate of housing prices in the current month continues to decline both in new buildings and in the secondary market. This was reported by experts from Domclick and Sberindex after analyzing the dynamics of mortgage transactions.

Over the past year, the cost of primary housing has increased by only 3.9%, while secondary housing has increased by 6.9%. At the same time, prices in the secondary housing market are growing slightly faster, compensating for the lag that began earlier with the launch of preferential programs. The gap between the cost of housing in the primary and secondary markets remained at 51%, but a square meter in housing built no more than 10 years before the sale on the secondary market cost in August only 5% cheaper than in new buildings.

"We see that the price gap between new buildings and ready-made housing is due to the presence in this segment of a large proportion of apartments in Soviet-built houses. Fears that primary housing will lose a lot in value after purchase are not justified, moreover, the price of such housing is growing quite quickly. This process is supported by demand: houses of the last 10 years of construction account for 20-25% of all mortgage transactions with secondary real estate," said Alexey Leypi, Director of Sberbank's Domclick department.

According to data on mortgage transactions concluded by Sber, prices for new buildings are the least susceptible to decline. So, in August, the average cost per square meter in the primary market of the Russian Federation increased by 0.25%, amounting to 175.1 thousand rubles. At the same time, the rate of price growth has been decreasing for the second month in a row.

The leaders in the cost of housing under construction are Moscow (364.3 thousand rubles per m2), St. Petersburg (252.6 thousand rubles), the Republic of Tatarstan (193.8 thousand rubles), Moscow and Leningrad regions (190.3 thousand rubles and 176.1 thousand rubles, respectively). At the same time, prices in St. Petersburg have been declining for the second month in a row (- 1.7% compared to July). The lowest price level among the largest regions considered has been observed for the third month in a row in the Penza Region, the Udmurt Republic, the Voronezh and Samara regions.
