In St. Petersburg, there was a decrease in the cost of renting rooms to 16 thousand rubles. This was reported on September 15 by the Delovoy Peterburg newspaper with reference to a study by the Mir Apartment portal.

It is noted that on average in the city you can rent a room for 16,162 rubles per month, which is 6.5% less than a year ago. However, in 53 of the 70 cities studied in Russia, room rentals have risen in price over the year, and in some — almost one and a half times. For example, in Moscow, the cost of rooms increased by 2%.

At the same time, the segment of apartments in St. Petersburg continues to rise in price. It is known that the rent of one—room apartments increased by 10.8% in a month, two—room apartments - by 12%, three-room apartments - by 7.4%. That is, only individual rooms have fallen in price.

The reasons for the price drop are primarily related to falling demand.

"Firstly, migrant workers agree to rent rooms. But there are significantly fewer of them now than, for example, a year ago <...> Secondly, students often move into the rooms. <... However, it is becoming increasingly difficult for schoolchildren to enter high school and then higher education institutions. Accordingly, it makes no sense to go to St. Petersburg for a good education," the article says.

Thus, a decrease in demand with a stable supply leads to lower prices.

On August 28, financial market expert and economist Andrey Barkhota told Izvestia that secondary housing has fallen in price in a third of the country's regions. In the second quarter, the Central Bank recorded a decrease in the average price by 1 sq.m. m in 27 regions of the Russian Federation. The level of housing supply is sufficient to ensure that prices decrease rapidly in the face of a decrease in the number of mortgage transactions.
