The analyst explained the growing interest of parents in buying real estate for children

Parents are increasingly considering buying real estate as a way to invest in their children's future. The main goal of adults is to help minors start an independent life while staying close to their family. Yulia Arkhangelskaya, Head of commercial services at Mangazeya, told Izvestia on September 17 which apartments parents choose for their children.

"Almost half of buyers consider an apartment as an investment, and one in ten associates it directly with the interests of children: housing can first be rented out, and later transferred to the child. Thus, square meters become a universal asset — they work as a source of income in the present and as a guarantor of stability in the future," said Arkhangelskaya.

The average area of apartments purchased "for growth" is 49 sq. m. In 58% of cases, the choice of layout reflects gender preferences: for sons, they usually buy one-room apartments with an area of 47-52 sq. m. with a combined kitchen-living room and panoramic windows, and for the daughters — studios up to 35 sq. m. m or premium class apartments from 55 sq. m. m with a separate bedroom and two bathrooms.

At the same time, as the expert emphasized, location remains a key factor when buying real estate: a prestigious area contributes to an increase in the value of the property, high demand for rent and the quality of life for a child in the future.

"This trend reflects a broader attitude: real estate is no longer just a consumer item and is turning into a financial and social planning tool for future generations," concluded Arkhangelskaya.
