As of the end of July 2025, 214 penthouses in 23 residential complexes and three apartment projects are on open sale in the old borders of the capital, which is twice the volume of supply for the same period in 2024. Kortros experts came to this conclusion after analyzing the exposition in 361 projects in Moscow. Izvestia got acquainted with the research data on August 20.

"Penthouses remain a truly exclusive format, which is not represented in every project and always arouses increased interest from buyers. Due to the rarity of the offer, as well as the combination of attractive views and original layouts, penthouses do not lose value even in difficult market conditions. These are highly liquid objects that emphasize the status of their owner. They are chosen both for personal residence and for the formation of a high—quality investment portfolio," said Svetlana Sigareva, Commercial Director of Kortros Group in the Moscow region.

According to analysts at Kortros, the market indicators of the penthouse display in square meters clearly illustrate the exclusivity of this format in the Moscow primary real estate market. Out of 2.8 million sq. m. new apartments and apartments in penthouses account for less than 2% of the total volume — only 48.8 thousand square meters. m.

In addition, the volume of the exhibition of penthouse apartments in the capital increased from 16.7 thousand square meters to 42.3 thousand square meters year-on-year. By the end of July 2025, out of 77 projects for open sale, only three presented 19 lots with a total area of 6.5 thousand square meters. m. In July last year, out of 108 new buildings in four complexes, 24 penthouses with a total area of 6.7 thousand square meters were exhibited. m. Dmitry Khalin, Managing partner and CEO of Intermark Urban Real Estate, told Izvestia on July 28 that after reducing the key rate to 18% by the end of the year, prices for luxury housing in Moscow could rise by 15% and demand would increase by 25%. Currently, mortgage rates are at around 24%, but they are expected to decrease to 20-22%. Although this is still considered a high indicator, such a decrease will allow some buyers to take advantage of mortgage loans.
