The price of housing in new buildings has increased by more than 10 over the year.%
A year after the cancellation of the basic preferential mortgage program, the average cost per square meter in new buildings in Russian cities with millions showed an increase of 10.3%. This was reported to Izvestia by the analytical center " <url>".
The most significant increase in the cost per square meter over the past year has been observed in Moscow, Chelyabinsk and Omsk. In the capital, such dynamics are explained by the gradual "leaching" of comfort-class projects from the market and the shift of mass construction to the business class segment. In Chelyabinsk and Omsk, the reason was a significant increase in construction volumes and the entry into the market of facilities with improved quality characteristics.
In eight large cities, the cost per square meter did not show real growth, that is, its increase did not exceed the inflation rate. These include Rostov-on-Don, Samara, Novosibirsk, Krasnoyarsk, Yekaterinburg, Voronezh, Tyumen and Krasnodar. Thus, it can be stated that in the largest primary real estate markets — in Yekaterinburg, Tyumen and Krasnodar — the price dynamics is stagnating.
The average lot value in transactions in new buildings in cities with a population of one million increased by 10.8% year-on-year.
