After the recent reduction in the key interest rate and improvement in credit conditions, there has been a growing interest in IT mortgages. The highest share of transactions in the regions reaches 3.3–5.9%, and the national average is 1.6% of all mortgage loans issued, according to a study by developer SK10 and consulting company MACON, which was reviewed by Izvestia on August 16.

In the ten regions with the highest share of IT mortgages, the average loan issued under the program is 6.7 million rubles, compared with 4.3 million rubles for other mortgage loans. At the same time, the cost of an apartment purchased is on average 26% higher, namely 9.1 million rubles versus 7.2 million rubles.

Users of IT mortgages choose more spacious housing: the average area of the apartment they bought is 61 square meters, while the market average is 47.9 square meters. Since large lots are mainly represented in the comfort+ and business segments, these classes of real estate are the leaders in transactions.

"The share of IT mortgages in our company is 4%. As a rule, these are buyers under the age of 35 who purchase an apartment with an area of 47 square meters. m in business class projects. We are also seeing several trends in this segment: recently, young professionals under the age of 26 have begun to apply," said Daria Tolpinskaya, head of Customer Service at SK10.

The Moscow Region is expected to lead in the number of IT mortgage loans in the rating (687), while the Nenets Autonomous District, Altai, Ingushetia, Kalmykia, Tyva, Sakhalin Oblast, Khanty-Mansi Autonomous Okrug, Chechen Republic, Chukotka Autonomous Okrug and Yamalo-Nenets Autonomous Okrug complete the list, where not a single loan was issued in the first half of 2025. of this category.

"Despite the fact that the share of IT mortgages in the real estate market seems insignificant - only 1.6% of the total volume, in general, this program can be called effective. Firstly, the share of information technology employees is only 3.1% of the total number of the country's working population. Secondly, there are research centers in Russia where there are more such specialists and, accordingly, the share of IT mortgages is higher, for example, in the Novosibirsk region of 5.9%," said Olga Zmievskaya, Research Director at MACON consulting company.

In addition, as Zmievskaya concluded, in some small comfort+ and business class projects, IT mortgages can play a more significant role, since they usually offer lots of spacious space that buyers from the information technology sector are focused on.

On July 29, analysts at Metrium recorded a record decrease in the share of mortgage transactions in the primary market of "old" Moscow in the first half of 2025. This is the lowest result since the first half of 2019, when the indicator dropped to 47%. At the same time, the share of mortgage transactions in the premium class sank to a minimum in the history of the market - 16%.
