Rosreestr noted an increase in demand in the housing market in Moscow
In July 2025, there was an increase in demand in the Moscow housing market after a sharp decline in the second quarter, Metrium experts told Izvestia on August 14.
According to the Federal Register of Moscow, the number of registered equity participation agreements (DDU) amounted to almost 6.5 thousand, which is 20% higher than in June (5.4 thousand). However, in annual comparison, the figures remain below the level of July 2024, when 7.3 thousand contracts were concluded. DDU (-11%).
Experts note that the market has begun to stabilize, but key indicators are still in the negative zone. Thus, the demand for ready—made housing decreased by 13% over the year, and the number of mortgage transactions decreased by 15%.
This dynamic indicates that the market has gradually begun to stabilize after a sharp decline in the second quarter, although it has not yet reached last year's activity indicators.
"The July increase in transactions in the new building market is a sign of the gradual adaptation of buyers to new market conditions. The installment payment mechanism from developers has proven its effectiveness and has become a real way out for many. In addition, we see high interest from investors who, in conditions of uncertainty, seek to invest in high—quality, liquid assets that can protect capital from inflation," Larisa Shvetsova, CEO of River Park LLC, summed up.
Analysts of the Yandex Real Estate service said on August 6 that in July, prices on the secondary housing market in million-plus cities stagnated amid rising demand. At the same time, the volume of supply in the market of these cities decreased slightly over the month — by 1%. It is noted that the price dynamics close to stagnation (fluctuations from -0.5 to +0.5%) in the secondary market was recorded in seven of the 16 Russian megacities.
