Russians began to buy more one-bedroom business class apartments

Analysts: buyers prefer thoughtful planning solutions

According to the results of sales in the business class segment for the first half of 2025, most of the demand fell on one-bedroom apartments, including euro—apartments, with 33.2%, two-bedroom apartments, including euro-apartments, with a share of 29.6%, and three-bedroom apartments with a share of 17.2% took the second place. includes euroformat layouts with a kitchen-living room and three bedrooms). On the one hand, rising real estate prices and high mortgage rates have made high-quality real estate less affordable. On the other hand, customers do not want to deny themselves a high standard of living, so they are ready to neglect unnecessary "squares" in the form of useless corridors in favor of a comfortable, ergonomic living space," said Sergey Pochapsky, head of sales at the Moscow division of SK10.

In the same period last year, the balance of power was somewhat different: two-room apartments were in the lead (31.0%), one-room apartments occupied the second position with a share of 29.7%, and three-room apartments also took the third place (17.2%).

In addition, according to analysts, the demand for rare apartment formats with terraces, fireplaces and bathroom windows remains, although they make up no more than 0.5–1% of the supply in high-budget projects. Such apartments are on average 10-15% more expensive.

"However, according to our data, now consumers in business class tend to choose rather small lots with thoughtful layouts that allow them to reduce the purchase budget and at the same time preserve all the advantages of high—quality real estate," concluded Elena Chegodaeva, head of the analytics and consulting department at NDV Supermarket Real Estate.
