The expert spoke about seasonal fluctuations in rental rates

Rental rates for apartments in Russia have approached the peak values of last year. This was announced on July 30 by the founder of the Brand Agent Real estate center, Yana Siverskaya.

According to her, the increase in rental costs is due to the cancellation of the preferential mortgage program and an increase in the key rate of the Central Bank of the Russian Federation (CBR). These factors increased the demand for rental housing and led to higher prices. In addition, people preferred to rent apartments to buy.

Traditionally, August is considered the peak month in the rental market, especially in large cities: students rent apartments before the start of the academic year. According to Siverskaya, this year the situation will not differ from the classic scenario. However, further market behavior may change due to a reduction in the key interest rate.

"On July 25, it was reduced to 18% per annum. I assume that the rate will continue to decrease in the fall, which means that trends in the rental sector may change. When mortgages become more affordable, people have the opportunity to buy their own apartment rather than pay for someone else's," Siverskaya said.

According to her forecast, after the seasonal peak in September, rental prices may begin to decline. Among the prerequisites are the commissioning of new residential complexes and an increase in supply. This, in turn, will lead to price stabilization or reduction.

Dmitry Khalin, Managing partner and CEO of Intermark Urban Real Estate, told Izvestia on July 28 that after reducing the key rate to 18% by the end of the year, prices for luxury housing in Moscow could rise by 15% and demand would increase by 25%. Currently, mortgage rates are at around 24%, but they are expected to decrease to 20-22%. Although this is still considered a high indicator, such a decrease will allow some buyers to take advantage of mortgage loans.
