Sberbank noted the growing interest in mortgages

In 2025, the number of mortgage loans began to recover, reaching a maximum of 45,000 by June, demonstrating adaptation to changes in the market. This was stated by Alexey Leipi, Director of Sberbank's Domclick department, during a speech at the Domclick Digital Day Tyumen conference.

Since January 2025, the volume of disbursements has also been steadily growing, reaching a peak of 200 billion rubles in June 2025, Leypi noted. At the same time, new buildings accounted for more than 70% of the total volume in 2025.

The high share of primary housing in rents is associated with the effect of preferential mortgages, according to the director of the department "Domclick". So, in the first half of the year, more than 85% of all loans for new buildings were made within the framework of a "Family mortgage," Sberbank said. At the same time, when compared with the peak values of 2024, the issuance of new buildings decreased.

Since February 2025, Sberbank has also noted a steady increase in disbursements, both in the secondary market and in the suburban real estate market. The figures for secondary housing increased more than fivefold by January 2025, for suburban housing — 3 times by the same period.

Speaking about prices for new buildings, Sberbank noted that after the jump in June-July 2024 (plus 3%), they moved to stabilization, albeit with a slight increase (on average plus 0.5% month-on-month). In Moscow, the price jump in June-July 2024 was higher than in Russia as a whole (7.3% versus 3%). In June 2025, the price of sq. m.
