Domclick experts have assessed summer discounts on second homes
According to the Domclick analytical center, on average, in the summer of 2025, you can get a 3% discount on the Russian secondary market. The most generous discounts on the secondary real estate market are offered in the Tyumen and Volgograd regions.
The largest discount on a ready—made apartment can be obtained in the Tyumen region - 5.3%. In the same region, the highest willingness of sellers to lower the price was noted — more than 60% of the owners who sold the apartment using Domclick agreed to this. Favorable discounts are also available in Volgograd (5.1%) and Rostov (4.6%) regions.
In some regions, the discount varies from 2.6% (Novosibirsk, Sverdlovsk regions, Perm Krai) to 4.1% (Krasnodar Krai). In the Stavropol Territory and Kaliningrad Region, the discount is estimated at 3.9% and 3.7%, respectively.
Sellers offer the most modest discounts on housing in Moscow (1.7%), St. Petersburg (1.5%) and their agglomerations, Domclick analysts say. At the same time, the smallest discounts and the least willingness of owners to reduce the price are combined in the northern capital.
The Tyumen region has become the leader in the prevalence of discounts — 60.4% of owners agree to lower the price. Novosibirsk (57.1%) and Omsk (55.4%) regions are also among the three most compliant regions. In general, in the first half of summer, 48.8% of owners who sold an apartment through Domclick provided a discount at the time of the transaction.
Earlier, Alexey Leipi, director of Sberbank's Domclick department, called the most significant trend in the real estate market in the first six months of this year an increase of 17 percentage points in the share of new buildings in the total volume of mortgage loans (relative to the second half of 2024). This is the only segment that has shown steady positive dynamics, he noted.
