Domclick experts assessed the demand for online mortgages

In the first half of 2025, the share of digital mortgage transactions in savings loans increased to 31.5%. Most of these transactions are concluded for the purchase of real estate in the primary market (91.6%), according to experts from the analytical center "Domclick".

According to their estimates, the share of digital transactions in the first half of this year has tripled compared to the second half of 2024, when the share of online transactions was just over 10%.

Along with the purchase of primary housing, this year about 7.4% of digital mortgage transactions accounted for non-targeted loans secured by real estate (NPZN). The least amount of online mortgages was used in the secondary market - 1%.

About 50% of all completed digital mortgage transactions in 2025 are in 10 regions of Russia. Such transactions are most often used to purchase real estate in Moscow — more than 12% of all online transactions. The second and third places are occupied by the Moscow and Sverdlovsk regions (about 10% and 5.2%, respectively).

Borrowers aged 31-40 showed the greatest activity in the first half of 2025: they completed more than half of digital mortgage transactions (54%). Persons under the age of 30 completed 23% of such transactions, borrowers aged 41-50 years -21%.

The average amount of a mortgage loan issued online in 2025 is 5.3 million rubles. About 43% of borrowers who have taken out a mortgage remotely are salary clients of Sberbank.

In the course of the study, Domclick examined mortgage transactions executed online in the second half of 2024 and the first half of 2025, and calculated their share of the total number of mortgage transactions. The share of online mortgages from the total number of such transactions in the first half of this year was calculated for each region.
