Sales of luxury real estate in Moscow increased by 54% compared to the same period in 2024. This was reported to Izvestia on July 15 by analysts of the Baltschug Development investment and development company, which implements deluxe class projects in the capital.

"In the first six months of 2025, the Moscow premium and deluxe real estate market recorded an increase in consumer activity and an expansion in supply," the study says.

According to the company, the volume of transactions in the premium class increased by 10%, with a cumulative increase of 13% in quantitative terms and 17% in area.

The maximum activity of buyers in the premium segment occurred in March, and in the deluxe segment in February. During these months, sales figures significantly exceeded last year's figures: 11 thousand square meters were sold in the deluxe segment compared to 3.6 thousand square meters in February 2024, and 44.6 thousand square meters were sold in the premium segment compared to 32.4 thousand square meters in March.

According to experts, the reason was not only the seasonal activation after the New Year holidays, but also the strengthening of the ruble. This has made the acquisition of properties in Russia more profitable against the background of the declining investment attractiveness of foreign real estate. An additional factor was the entry of pent-up demand into the market.

The minimum transaction volumes were recorded in May. The decline was influenced by long weekends, a decrease in business activity and the postponement of transactions to a more favorable time. The offer in the premium and deluxe segments is also showing growth. In the deluxe class, the volume of lots increased by 74% in area and by 69% in quantitative terms. In the premium class - by 24% and 35%, respectively. Overall, the supply in the upper market segments increased by 35%.

"The situation in this market is largely determined by the structure of demand. Transactions here are practically independent of mortgage programs: clients pay with their own funds and consider real estate as one of the most reliable options to save capital in conditions of limited investment alternatives," said Irina Soboleva, Commercial Director of Baltschug Development.

The average price of luxury housing has reached almost 270 million rubles, Whitewill analysts told Izvestia on July 11, noting that in the first half of the year, the market for high-budget new buildings maintains steady demand for projects even with a threefold increase in cost. According to experts, over the entire period of implementation, an elite project can achieve a threefold price increase with steady demand.
