The average price of luxury housing has reached almost 270 million rubles, Whitewill analysts told Izvestia on July 11, noting that in the first half of the year, the market for high-budget new buildings maintains steady demand for projects even with a threefold increase in cost.

"The average lot price in the transaction reached 2,150,000 rubles per square meter, and the average purchase budget was 270,000,000 rubles with an average lot area of 125.5 square meters," the study says.

According to experts, over the entire period of implementation, an elite project can achieve a threefold price increase with steady demand, which does not always directly depend on the stage of readiness and is largely related to the qualitative characteristics of the supply, the general market situation and the high stability of the segment.

According to the results of the first half of 2025, in the segment of elite and premium real estate valued at over 1,500,000 rubles per square meter. 41.8 thousand square meters were sold with a total cost of 83 billion rubles. The average offer price in the transaction is fixed at 2,150,000 million rubles per square meter, the average purchase budget is almost 270,000,000 rubles with an average purchased lot area of 125.5 square meters.

"A slight seasonal decline in activity during the May holidays has not slowed down the current trend in general — buyers are actively purchasing expensive lots. The demand for such lots is determined primarily by location, the availability of a wide range of apartments, including rare formats, as well as the traditionally high reliability of the segment. In addition, they stimulate demand and provide comfortable purchase conditions. One of the key incentives is the possibility of installments, which most developers offer today. This is an important factor contributing to sales growth while prices continue to rise," Ekaterina Levina, Whitewill's top broker, explained to Izvestia.

On the eve of the analyst, CEO and managing partner of the agency "Intermark Urban Real Estate" Dmitry Khalin said that luxury penthouses in Moscow have doubled in price in five years. According to the expert, the average price of an elite penthouse in the center of the capital has set a new record of 2.2 billion rubles.
