Domclick experts noted the growth of the long-term rental market in cities with millions of residents

In June 2025, an increase in prices for long-term rental housing was recorded in most of Russia's million-plus cities. This is the conclusion reached by Domclick analysts after analyzing the median cost of renting one-room apartments with an area of 35 square meters. m based on ads posted on the service.

Moscow is traditionally in the first place in terms of rental costs — 67 thousand rubles per month. This is more than twice the average for other large cities. In St. Petersburg, renting a one-bedroom apartment costs 42.7 thousand rubles, in Kazan — almost 30 thousand rubles. The most affordable rentals were recorded in Ufa and Omsk — 20 thousand rubles each, as well as in Voronezh and Volgograd — 20.4 and 20.5 thousand rubles, respectively.

Analysts attribute the annual price increase to the persistence of high mortgage rates and a decrease in the availability of government-supported programs, which increases demand for rent. Against this background, rental rates continue to rise.

At the same time, the volume of supply in the long-term rental market is increasing. The main increase was provided by owners who purchased apartments in new buildings within the framework of preferential mortgage programs in force until recently. Most often, such objects are now put up for rent. In the first half of 2025, the number of rental announcements increased especially noticeably in Kazan (+135%), Rostov-on-Don (+85%) and Perm (+80%).

The data is based on the median cost per square meter, calculated based on current ads at the beginning of July 2025. Similar data for July 2024 were used to analyze the dynamics.
