Luxury penthouses in Moscow have doubled in price in five years. This was reported to Izvestia by Dmitry Khalin, analyst, CEO and managing partner of Intermark Urban Real Estate agency, based on the results of market research.

"The average price of an elite penthouse in the center of Moscow has doubled over the past five years and set a new record of 2.2 billion rubles. For comparison, in June 2020, the average price of a penthouse in the premium segment was 1.1 billion rubles. At the same time, the volume of supply remained almost at the same level: today there are 50 penthouses on the market, whereas in 2020 it was possible to choose from 43," the study says.

As a result, analysts say, a new historical record was set — the total cost of all luxury penthouses in Moscow at the beginning of July 2025 amounted to 110 billion rubles, or $ 1.40 billion, which is 63 billion rubles higher than in July 2020. This indicator has also more than doubled in five years.

"Given the record price growth in the luxury housing market, it is not surprising that prices for the most expensive and unique offer, penthouses, have increased so rapidly. This type of real estate belongs to a rare format, the amount of options available for purchase is limited to only a few dozen offers. <...> At the same time, the penthouse market has become more interesting to those wealthy buyers who previously purchased such ultra—expensive housing in world capitals, but today have shifted their attention to Moscow," Dmitry Khalin explained.

If we consider the dynamics of the average price per square meter in the luxury penthouse market in Moscow, it has increased by 52% in five years. Average price of 1 sq.m. The m of the penthouse in the elite project at the beginning of July 2025 is 4.1 million rubles, whereas in 2020 1 sq. m was estimated at 2.7 million rubles.

"Today, at the prices of 2020 penthouses, you can only afford an ordinary apartment in a new elite project, and even then not in every one," explains Dmitry Khalin.

The growth of the budget for the purchase of luxury penthouses was also influenced by the change in areas. Thus, the average area of an elite penthouse currently on sale is 530 square meters, which is 100 square meters. m is more than it was five years ago. Thus, since 2020, the area in such facilities has increased by 23%.

There are about 15 thousand such accommodation facilities in the Russian Federation today.

Earlier, on June 18, experts from the COLDY development company pointed to an increase in penthouse offers on the Moscow real estate market. According to the firm, there were only 34 penthouses on sale in the first quarter of 2024, while in the same period of 2025 this figure increased to 73 lots.
