The most significant trend in the real estate market in the first six months of this year was a 17 percentage point increase in the share of new buildings in the total volume of mortgage loans (compared to the second half of 2024). This is the only segment that has shown steady positive dynamics, said Alexey Leipi, Director of Sberbank's Domclick department.
Demand for new buildings increased by almost 4% in the first half of the year. According to the results of the first half of the year, Sber's mortgage payments for the purchase of apartments in new buildings exceeded 680 billion rubles. The average share of primary housing in rents was 74%. The figures are influenced by government support programs: in the first half of the year, more than 85% of all new building loans were for "Family mortgages."
"The share of rents decreased in the segments of secondary housing (-9 percentage points) and residential housing (-8 percentage points). Finished housing strongly depends on the value of the key rate, and residential housing declined sharply after the cancellation of the 2020 state support program, but in the spring of 2025 it began to gradually recover," noted Leypi.
According to analysts, the share of loans for ready-made apartments decreased to 11% in the first half of 2025. Since the second half of 2024, the "secondary" began to be bought more often without using a mortgage: more than 60% of all transactions without a mortgage are for ready-made apartments.
The average share of monthly loans for residential housing now does not exceed 5%, but in recent months there has been a positive trend: loans for May and June exceeded 10 billion rubles.
