Domclick experts assessed the demand for preferential mortgage programs in the first half of the year

According to the results of the first half of this year, mortgage lending volumes decreased by 25% compared to the second half of 2024. The share of preferential programs in the total volume of disbursements is stable at a level above 80%, experts from the analytical center "Domclick" found out.

According to analysts, in January — June, the real estate market was influenced by the high key interest rate and the cancellation of massive preferential mortgages. "The most significant trend in the first half of 2025 was a steady increase in the share of loans under preferential programs, with a slight decrease in the volume of loans under government-supported programs. If, according to the results of the second half of 2024, the share of preferential mortgages averaged 71%, then from January to June 2025, the average share of loans under preferential programs increased to 84% (+13 percentage points)," said Alexey Leypi, Director of Sberbank's Domclick department.

For comparison, for the whole of 2024, the share of preferential programs exceeded 80% only in June. At that time, there was a huge demand for government-supported programs before the cancellation of mass preferential mortgages in July 2024.

The increase in the share of preferential programs in the first half of this year was largely due to the Family mortgage: its volume increased by 12% or 72 billion rubles.

The demand for Far Eastern and Arctic mortgages (DViA) ranges from 7-9%, while for IT mortgages IT does not exceed 2%. At the same time, the issuance of these programs decreased by almost 27%. In January, the issuance of DVIA reached its lowest levels — less than 5 billion rubles, but by May it had almost tripled to 15 billion rubles. By the end of June, the volume of IT mortgages increased by more than 2.5 times by January 2025.

The share of market programs, which peaked in January 2025 (21%), ranged from 13-16% from February to June. According to the results of the first half of the year, the volume of loans under market programs decreased by 71% to 143 billion rubles compared to the second half of 2024.
