In June, secondary housing became cheaper or stagnated in 14 of the 16 million-plus cities. This was reported to Izvestia by analysts of the Yandex Real Estate service, who conducted market research.
According to him, the median cost per square meter of ready-made housing on average for millionaires was 142 thousand rubles (+0.0% compared to May). At the same time, the volume of supply in the market of the country's largest cities increased by about 1% over the month.
Nizhny Novgorod (+1.2%, up to 140 thousand rubles) and Perm (+0.8%, up to 109 thousand rubles) were the only millionaires where prices for ready-made housing showed a slight increase.
It is specified that in all other megacities in June, prices stagnated (a change of less than 0.4%) or slightly decreased. It was most noticeable in Krasnodar (-1.4%, up to 121 thousand rubles), Voronezh (-0.7%, up to 106 thousand rubles) and Chelyabinsk (-0.7%, up to 99 thousand rubles).
"June is traditionally characterized by a lull in the real estate market. Plus, in conditions of high mortgage rates, the bulk of transactions are purchases with low leverage, which naturally does not contribute to the rapid erosion of the supply base. At the same time, prices are not significantly adjusted: sellers are not yet ready for significant concessions, hoping for an improvement in the situation by autumn, when a more active season begins," said Evgeny Belokurov, director of Yandex Real Estate.
The cities with the most expensive square meters on the secondary market remain Moscow (362 thousand rubles), St. Petersburg (216 thousand rubles), Kazan (187 thousand rubles), Nizhny Novgorod (140 thousand rubles) and Yekaterinburg (126 thousand rubles). "Squares" of less than 100 thousand not in new buildings can be purchased only in Chelyabinsk (99 thousand rubles) and Volgograd (96 thousand rubles).
Analysts of the Yandex Rent service, who conducted market research, told Izvestia on July 2 that in six months the cost of long-term rentals in cities with millions of residents decreased by 6.3%. According to the study, the median price of long-term rentals of all types of apartments in June 2025 was 34 thousand rubles on average in cities with a population of one million. In the first month of summer, this figure increased by 1.7%, but since the beginning of the year it has decreased by 6.3%.
