Analysts noted a decrease in the cost of long-term rental housing

Study: the price of long-term rentals in cities with millions decreased by 6.3%

Over the past six months, the cost of long-term rentals in cities with millions of residents has decreased by 6.3%, analysts at Yandex Rent, who conducted market research, told Izvestia on July 2.

According to the study, the median price of long-term rentals of all types of apartments in June 2025 was 34 thousand rubles on average in cities with a population of one million. In the first month of summer, this figure increased by 1.7%, but since the beginning of the year it has decreased by 6.3%.

"The supply of rental housing in 16 megacities decreased slightly — by 2.3%. The reduction in exposure is due to an increase in tenant activity. With increasing demand, the most inexpensive apartments began to find their tenants faster, and higher-budget options remain on display longer. This led to a slight increase in the median rate during the month," Roman Zhukov, head of the Yandex Rent service, explained to Izvestia.

According to him, rental offers have increased over the past six months. The average growth in all cities with a population of one million was 22.5%. Both apartments from new residential complexes and unsold objects from the secondary market entered the market, including affordable options in the mass segment. This situation has contributed to a decrease in rental rates over the past six months.

The number of views of rental ads on average in cities with a population of one million increased by 4.4% in June, and by 26.6% since the beginning of the year.

The most noticeable increase in the median rental rate was observed in St. Petersburg, where it increased by 10.9% and amounted to 47 thousand rubles. This price increase was accompanied by a decrease in exposure time on the market in June, which decreased by 4.2%. Probably, an additional factor in the increase in rates was the appearance of apartments from more expensive residential complexes. Also, a significant increase in the median rate was recorded in Voronezh (+5.3%; up to 24 thousand rubles) and Volgograd (+4.8%; up to 26 thousand rubles).

At the same time, in two million-plus cities — Chelyabinsk (-3.2%; up to 25 thousand rubles) and Krasnodar (-2.7%; up to 27 thousand rubles) — there was a decrease in the median long-term rental rate in June 2025.

The most significant reduction in cost was recorded in Chelyabinsk (-15.3%; up to 25 thousand rubles). The price reduction was accompanied by a significant increase in exposure — by 28.6% within six months. The median long-term rental rate also decreased most significantly in Volgograd (-14.1%; up to 26 thousand rubles) and Rostov-on-Don (-12%; up to 30 thousand rubles).

Earlier, on January 9, Izvestia got acquainted with a study by the Aeroplane company, which reported on the mandatory amenities of Russians when buying an apartment. According to experts, in the new year Muscovites want to buy apartments with dressing rooms (23%), built-in closets (15%), additional outlets on the balcony (13%), a second bathroom (12%), a master bedroom (9%) and a niche for a washing machine (8%).
