Analysts spoke about rising prices in the luxury real estate market

Study: the cost per square meter in the elite class has increased by 20% in a year

The weighted average price per square meter in old Moscow increased by 18.8% over the year and amounted to 707.4 thousand rubles, the NDV Supermarket of Real Estate told Izvestia on July 2.

Most of all, the cost per square meter within Old Moscow has increased in the elite class. Over the year, the increase was 20.6%. At the same time, the volume of supply in this segment increased 2.7 times. The SVTS in the elite class amounted to 2.35 million rubles.

Business and comfort class remained virtually unchanged: the price per square meter increased by 0.8% and 1.4%, respectively, compared with May, and increased by 7.5% and 7.2% over the year. In business class, the average cost per square meter is 516.7 thousand rubles, in comfort class - 367.7 thousand rubles. In the premium segment, growth for the month was 2.2%, and for the year — 8.7%, reaching 988.7 thousand rubles.

Earlier, on March 29, Andrey Serdyuk, a real estate market expert and author of the Telegram channel Realtor Academy, named the main payback factors for real estate in Moscow in an interview with Izvestia. According to him, the top 3 properties with the highest profitability and quick payback include studios and one-bedroom apartments in new buildings (up to 35 square meters), apartments in hotel complexes and apartments for daily rent (near the metro, near the TTK).
