84% of Russians expressed dissatisfaction with the quality of apartments in business class and above

84% of Russians are dissatisfied with the quality of business and premium class apartments. This was announced on Wednesday, June 25, by analysts of Urban Grade certification of new buildings, who conducted a sociological study among Russians who receive such apartments.

According to surveys, at least 75% of respondents are disappointed with the quality and level of finishing materials chosen by the developer (ceramic tiles, flooring, wallpaper). According to experts, the buyer's expectations after viewing the visualizations of the future apartment did not coincide with the reality that he saw after receiving the keys to the apartment.

"In business and premium housing, buyers are no less likely to encounter defects in final repairs from developers than in the mass housing segment, but the purchase receipt is higher, and it costs much more to eliminate defects in this case. The market has long overdue the need to introduce a unified housing certification at the legislative level, taking into account the characteristics of each class," explained Olga Khasanova, founder and CEO of Urban Projects.

According to her, currently in Russia there are only standards for the lower quality limit for new buildings, but this is not enough, because in high-budget segments, developers sometimes mislead consumers by artificially inflating the class of housing being sold and, as a result, the cost of supply, creating unrealistic visualizations and making impossible promises.

Also, according to the study, among the "disappointments" buyers of high—class new buildings noted defects in smart home systems - 67% of respondents were faced with the fact that the system either did not function at all, or some of the options did not work.

Almost the same number of consumers — 66% were not satisfied with the quality of engineering systems, primarily ventilation. For example, the developer abandoned an expensive supply and exhaust ventilation system and a climate system and left only standard air conditioning without the influx and purification of air from the street.

Wealthy buyers are less disappointed with the quality of the entrance and interior doors installed by the developer, as well as double—glazed windows - 34% and 27%, respectively. Most often, developers manage to meet the expectations of newcomers regarding plumbing: only 23% of respondents are dissatisfied with it.

"Of course, in comparison with such glaring defects of apartments in mass-market new buildings as uneven walls, cracks in windows or walled-up ventilation openings, defects in finishing in low-budget classes do not make the facility uninhabitable. However, finishing in expensive segments is +20-25% of the lot price, utility bills are also 20-30% more expensive on average, and removing defects can cost a new tenant a large amount," Khasanova emphasized.

Analysts at Yandex Real Estate told Izvestia that the median cost of private homes in regions with cities with millions of residents increased by 12.4% over the year. A significant increase was recorded in the Republic of Bashkortostan and the Omsk Region, while a slight decrease was recorded in the Chelyabinsk Region and the Krasnodar Territory. It was noted that the highest median prices per square meter were recorded in Moscow and the Moscow region (115 thousand rubles), the Krasnodar Territory (96 thousand rubles), St. Petersburg and the Leningrad Region (88 thousand rubles).
