Experts estimated changes in the cost of housing in May

On average, prices for new buildings increased by 7.1% year-on-year in May, while the cost of second homes increased by 5% during this period, experts from Domclick and the Sbera Financial Analytics center said.

"Contrary to the expectations expressed in the expert field, the cancellation of bank commissions did not lead to lower prices," the experts noted.

In May, the average cost of 1 sq. m. m in the primary market in Russia increased by 0.7% to 173.4 thousand rubles. Moscow (352.6 thousand rubles per m2), St. Petersburg (255 thousand rubles), the Moscow Region (190 thousand rubles), Tatarstan (187 thousand rubles) and the Leningrad Region (172 thousand rubles) remain the leaders in the cost of housing under construction.

"The annual growth rate of prices for primary housing continues to decline (in May, the nominal year-on-year growth was 7.1% versus 7.7% in April). It should be noted that in 2024, prices rose sharply on the eve of the cancellation of the State Support program, and since August 2024, the average nominal price increase has been only 3.4% in annual terms," the experts said.

Prices for second homes are rising faster, compensating for the lag that began earlier with the launch of preferential programs. In May, the average cost of 1 sq. m. The profit on the ready-made apartment market amounted to 115 thousand rubles. The highest prices were recorded in Moscow and St. Petersburg: 308 thousand and 213 thousand rubles per 1 sq. m. m, respectively.

The ratio of the offer price to the transaction price decreased from 14.4% to 13.3%.

"The price increase has been going on since September 2024. At the same time, the annual growth rate (by May 2024) was 5.0%. Since August 2024, the average nominal price increase is 5.0% in annual terms," the analysts noted.
