The Russian building materials market experienced sharp fluctuations in demand in 2024-2025: after growth at the beginning of the year, a drop followed, and the cancellation of preferential mortgages in the summer unexpectedly led to a surge in sales, Vladimir Markov, CEO of TECHNONICOL, told Izvestia on June 21.
"Last year, demand was very undulating. We clearly felt this in our own sales. There was active growth at the beginning of 2024, and a fall in the spring. In July, when the preferential mortgage was canceled, we showed sales growth of 15%, and in August — by only 1%. In 2025, January and February were also marked by increased demand: plus 44% and 45%, respectively, and in March the growth was only 12%," he said.
The expert also drew attention to the redistribution of demand between regions.
"Sales of building materials in the Volga region, Siberia and the Far East were lower than planned. At the same time, there was an increase in activity in the central regions, and exports to Belarus, Kazakhstan and South Asia increased," he explained.
According to him, an analysis of current projects shows a potential 33% increase in construction in the coming months. If the projects move to the construction stage, this will give an impetus to an increase in demand.
He also noted that easing monetary policy can improve the situation and investments in residential housing will become more profitable than deposits.
"Energy—efficient construction is a special trend this year. The demand for thermal insulation materials may increase. With the revival of the construction season, growth is likely in the segments of materials for residential housing: roofing, facades, PVC gutters, soffits, siding, adhesives and sealants," concluded Markov.
Earlier, on March 19, Fyodor Vasiliev, the founder of GLAVSNAB, told Izvestia that the construction of a turnkey private house in 2025 would cost Russians 40-55 thousand rubles per 1 sq. m. This is an average indicator, since the price depends, among other things, on the region, the materials used, and the workload of construction crews.
