Sales of premium real estate increased 2.5 times over the year, and the average cost per square meter exceeded 2 million rubles. Ashot Sarkisov, CEO of Atera Group of Companies, told Izvestia on June 18 about what premium segment customers pay attention to.

According to the expert, the main factor in choosing a home is location. Not only the prestige of the area is important, but also the ecology, nature, and accessibility of infrastructure.

"Ideally, everything you need — shops, restaurants, gyms — is located inside the village. But there are few such projects so far. Customers also look at the distance from business centers: it is crucial for them to get there quickly without traffic jams. Therefore, settlements near toll roads are in demand," the expert notes.

Another important aspect is the prospects for the development of the territory: The construction of new roads and social facilities increases the liquidity of real estate. Buyers of premium housing value not only the house, but also the entire village. Architectural harmony is on trend: identical design of facades, landscape and public areas.

"The quality of materials and construction is a prerequisite. Market leaders provide guarantees for the work so that the owners do not have problems during operation, especially during year—round living," said Sarkisov..

The functionality of the house is another important criterion. Unsuccessful solutions, such as one bathroom per floor or lack of heating in winter, can scare away customers.

"Even in the best village, a bad criminal code will spoil the impression. It is advisable to have a hotel service: concierges, organization of events," the expert advises.

Over the past five years, the requirements for suburban real estate have increased dramatically. About 80% of buyers want urban comfort outside the metropolis: kindergartens, schools, fitness clubs, restaurants and parks. However, there are very few projects that meet all the criteria.

"There are no unimportant moments in premium-level settlements. Customers are concerned about everything down to the smallest detail: privacy, environmental friendliness, intelligent systems in homes, construction technologies and quality of materials, security systems, waste collection and sorting, and many other factors," concluded Sarkisov.

Earlier, on May 16, it was reported that one in five Russians would like to put up a cottage for sale in order to buy an apartment in the capital. At the same time, one in three (33%) estimates their suburban real estate in the amount of 6 million to 10 million rubles, according to the results of a study by Level Group.
