Experts pointed to the growth of penthouse offers in the Moscow real estate market


In the first quarter of this year, the penthouse segment in the premium real estate market in Moscow showed significant growth both in terms of the number of properties and the cost per square meter. This was reported to Izvestia on June 17 by experts from the COLDY development company.
According to the firm, there were only 34 penthouses on sale in the first quarter of 2024, while in the same period of 2025 this figure increased to 73 lots. The average area of apartments on the top floor in elite residential complexes increased by 12.2% during the reporting period, amounting to 296.5 sq. m.
It is noted that with the increase in space, there is also an increase in prices. Compared to the first quarter of 2024, the average cost per penthouse increased by 28.4%, reaching 1.27 billion rubles. The weighted average price per 1 sq. m has increased by 15% and now stands at 4.3 million rubles.
The company stated that despite the price increase, sales of luxury penthouses in the capital remain stable and comparable to last year's results. So, in 2024, 11 such objects were sold, which corresponds to the average sales rate of one lot per month. In the first quarter of 2025, market participants purchased four high-budget apartments on the top floor, which indicates a constant interest in this category of real estate among wealthy buyers. The average square footage of the objects sold during this period was 263.3 sq. m.
As for the districts, COLDY added, the top three with the largest number of luxury penthouses for sale are Tverskaya, Khamovniki and Yakimanka. In the Tverskoy district, the share of such facilities was 31.5%, while such housing was offered in four projects.
The cost of the highest—budget penthouse in the first quarter of this year (it became the lot in Yakimanka) was 4.26 billion rubles, its area was 1182.4 square meters. m. The second place is occupied by Khamovniki with options for 3.77 billion and 3.15 billion rubles, respectively. The third position in the most expensive lot in the Tver region is 3 billion rubles.

"Due to the limited supply, penthouses are exclusive and sought-after options in the elite segment of the capital's real estate. Wealthy participants are interested in such real estate, as it emphasizes their high status and becomes a symbol of successful life," explained Vasily Kvlividze, commercial director of the COLDY development company.
On June 17, analysts at Yandex Real Estate, who conducted market research, told Izvestia that the median cost of private homes in regions with cities of millions increased by 12.4% over the year. Thus, a significant increase was recorded in the Republic of Bashkortostan and the Omsk Region, while a slight decrease was recorded in the Chelyabinsk Region and the Krasnodar Territory.
