The cost of private homes in regions with million-plus cities increased by 12.4%

The median cost of private homes in regions with million-plus cities increased by 12.4% over the year. The analysts of Yandex Real Estate, who conducted market research, told Izvestia about this.

Thus, a significant increase was recorded in the Republic of Bashkortostan and the Omsk Region, while a slight decrease was recorded in the Chelyabinsk Region and the Krasnodar Territory.

At the same time, prices have stagnated in half of the regions over the past month, and decreased in several more.

"We are witnessing an interesting trend: the most active price increases occur in regions with an average price segment. For example, in the Republic of Bashkortostan, the growth exceeded 24%, and in the Omsk region it reached 23%. At the same time, growth has slowed down in traditionally expensive locations. This suggests that the market for private homes is becoming more balanced, and buyers are increasingly choosing the optimal price—quality-of-life ratio," Evgeny Belokurov, commercial director of Yandex Real Estate, explained to Izvestia.

According to analysts, the Krasnodar Territory is the leader in the market of private homes in regions with million-plus cities: it accounts for 38.1% of all ads. The Moscow region is in second place with a share of 22.5%, and the Rostov Region is in third (14.4%).

The highest median prices per square meter were recorded in Moscow and the Moscow region (115 thousand rubles), the Krasnodar Territory (96 thousand rubles), St. Petersburg and the Leningrad Region (88 thousand rubles).

The most affordable median prices per square meter among regions with cities of one million people are in the Perm Territory (51 thousand rubles), Volgograd (51 thousand rubles) and Omsk (54 thousand rubles) regions.
