Experts noted the growth of investment in the Russian real estate market

Study: Russians' interest in expensive real estate in the UAE is decreasing

In 2025, there is a noticeable trend in the deluxe real estate market: Russian investors who previously actively invested in the United Arab Emirates are increasingly starting to return their capital to premium projects at home, according to data from Kalinka Middle East and developer Baltschug Development. The study was reviewed by Izvestia on June 14.

According to a study by analysts, in the first four months of 2025, the volume of transactions in the luxury housing segment increased by almost 40%, and their amount exceeded 120 billion rubles.

"The UAE market remains attractive for long-term strategies, especially in the upper price segment. But more and more clients are opting for balanced investments in Russia. It is important for them to keep assets in a familiar jurisdiction with clear rules and high liquidity," said Kalinka Middle East Business Director Alexander Shibaev.

Analysts attribute this trend to several factors: strengthening the position of the Russian market as a reliable tool for capital preservation, stable demand for high-quality facilities and more predictable conditions compared to a number of foreign jurisdictions.

The growth is especially noticeable in the deluxe segment, where the number of transactions has almost doubled in a year. At the same time, the average price per square meter in this class exceeded 1.4 million rubles.

Against this background, the activity of Russian buyers abroad, on the contrary, is decreasing. Despite the continued interest in expensive real estate in the UAE, the total volume of transactions involving Russians has decreased, and they themselves have dropped to 10th place among foreign investors.

Experts attribute this to both economic factors and the emergence of new competing investment destinations.

Earlier, on January 9, Izvestia got acquainted with a study by the Aeroplane company, which reported on the mandatory amenities of Russians when buying an apartment. According to experts, in the new year Muscovites want to buy apartments with dressing rooms (23%), built-in closets (15%), additional outlets on the balcony (13%), a second bathroom (12%), a master bedroom (9%) and a niche for a washing machine (8%).
