Starting in July 2026, it will be possible to make a real estate transaction remotely through the Unified Biometric System (EBS). To do this, instead of an electronic signature, it will be enough to verify your identity using biometrics. This was stated by Dmitry Sofronov, Commercial Director of DARS Group.
"The innovation is designed to make online registration even more convenient and safer. Already, about 90% of transactions are carried out remotely, and simplification of the procedure will be useful for the market," he said.
However, according to the expert, so far only a small percentage of people have passed biometrics, and it is important to increase trust in this service.
"The implementation should be gradual so that everyone has time to adapt. It is important that biometrics does not become the only option, because even now some customers come to a deal with push—button phones," the specialist emphasized.
The expert also noted that remote transactions are already popular with buyers. Previously, for remote registration, it was necessary to have an electronic signature and provide additional documents. Now the process will be simplified: it is enough to submit biometric data once, and it will be possible to participate in transactions without additional confirmations. This will reduce time and reduce the risks of fraud, as it is much more difficult to forge biometrics than an electronic signature.
In addition, biometrics has already been successfully used in mortgages, and its expansion to all transactions is a logical step.
"The main thing is to ensure reliable data protection, because biometrics leakage is dangerous. If the system is implemented smoothly, it will speed up transactions, reduce the burden on Rosreestr and make the market more convenient," Sofronov summed up.
On June 7, Russian President Vladimir Putin signed a law allowing the use of a single biometric system for real estate transactions. According to the document, the application for state registration of the transfer of ownership and the electronic documents attached to it can be signed with an enhanced qualified electronic signature without the need to first make a special entry in the Unified State Register of Real Estate.
