Annual price growth for new business and elite class buildings amounted to 16.4% and 14.5%.%

The annual increase in prices for new business and elite class buildings amounted to 16.4% and 14.5%, respectively. Analysts of the Yandex Real Estate service told Izvestia about this on June 10.

According to experts, among the megacities, the price per square meter in new business class buildings increased the most in Krasnodar (+4.2% to 279 thousand rubles), Ufa (+2% to 203 thousand rubles) and Moscow (+1.5% to 451 thousand rubles). And such apartments fell in price in Voronezh (-3.2% to 137 thousand rubles), Kazan (-2.8% to 293 thousand rubles) and Rostov-on-Don (-1% to 155 thousand rubles). During the year, prices also decreased in Yekaterinburg (-2.3% to 208 thousand rubles) and Perm (-1.8% to 220 thousand rubles), while they increased in other cities.

In the luxury real estate segment, prices for the month decreased only in St. Petersburg (-0.6% to 645 thousand rubles/sq. m), while in other million-plus cities they increased. Most of all — in Novosibirsk (+9.2% to 223 thousand rubles/ sq. m.), Moscow (+3.6% to 733 thousand rubles/ sq. m.) and Ufa (+1.6% to 336 thousand rubles/ sq. m.). During the year, prices increased in all megacities where luxury projects are represented.

"New business and elite class buildings are always considered not just a real estate object, but a tool for investment. Unlike other classes, more expensive properties have little effect on credit conditions, preferential mortgage programs, and current market rates on loans. Many potential buyers of such facilities are people with cash. Therefore, demand and prices in these segments are steadily growing," explained Evgeny Belokurov, Commercial Director of Yandex Real Estate.

According to him, against the background of a decrease in average deposit rates in commercial banks, the investment attractiveness of real estate in business and elite classes is likely to increase.

The area of such projects is also growing: during the year, on average, nationwide, apartments for sale in new business-class buildings have become more spacious by 9.3 square meters (+19% to 57.5 square meters). And in the elite segment, the average area of apartments in new buildings increased by 3.5 square meters over the month (+4.8% to 75.5 square meters). Among the cities with millions of residents, the most spacious (on average) business class apartments are sold in Krasnoyarsk (73.1 square meters), Yekaterinburg (66 square meters) and Perm (64.4 square meters), elite class — in Novosibirsk (77.4 sq. m.), Moscow (73.3 sq. m.) and Ufa (72.8 sq. m.).

The highest median prices for business-class apartments among megacities were recorded in Moscow (21.2 million rubles), St. Petersburg (18 million rubles) and Kazan (16 million rubles). Among cities with a population of up to one million, such apartments in Sochi are the most expensive (18.1 million rubles). In the elite segment, the top three are the same: Moscow (52.9 million rubles), St. Petersburg (42.8 million rubles) and Kazan (27.9 million rubles).

On May 16, it was reported that one in five Russians would like to put up a cottage for sale in order to buy an apartment in the capital. At the same time, one in three (33%) estimates their suburban real estate in the amount of 6 million to 10 million rubles, according to the results of a study by Level Group.
