Experts spoke about the demand for preferential mortgages


In Russia, the share of preferential mortgages in the total volume of loans remains at a consistently high level — 85.8%, analysts at Domclick said.
According to their data, the indicator has not dropped below 80% since February. For comparison, in May 2024, preferential programs accounted for about 78% of all mortgage financing.
In May 2025, Family mortgage loans decreased by 1.4% compared to April, to 134 billion rubles. Experts attribute this to a slight decline in business activity due to the holidays.
Khakassia has remained the leader in the share of Family mortgages since February (90.8%). The Republic of Mari El (85.7%) and Stavropol Territory (85.5%) also entered the top 3.
Far Eastern mortgage loans increased by about 9% compared to April. The leaders are Buryatia (78.3%), Yakutia (76%) and Sakhalin Oblast (74.2%).
In May, the issuance of IT mortgages increased significantly - by 75% more than in April. The total amount of mortgage loans issued under this program amounted to about 3.7 billion rubles. Novosibirsk (6.3%) and Tomsk (4.8%) regions are in the top, while Moscow ranks third with 3.9%.
The demand for market programs decreased by 1.3 percentage points to 14.2%. Market mortgages were mainly used to purchase second homes, accounting for more than 50% of such loans.
For calculations, analysts used data on concluded mortgage transactions of Sberbank. In May 2025, the bank issued more than 164.2 billion rubles under preferential programs.
