The expert named the cost of the most expensive real estate in Moscow
The most expensive real estate in the capital exceeds 4 billion rubles, and the cost of 1 square meter is 3.5–5 million rubles. The Kalinka Ecosystem real estate agency told Izvestia about this on June 9.
Experts noted that there is always a demand for ultra-expensive real estate.
"Thus, the number of transactions with ultra-expensive real estate in 2024 was 15, which is 5% higher than in 2023. And from January to May 2025, seven transactions have already been recorded, which were not any in the same period last year, due to the growth in demand and supply in the segment this year, as well as the economic situation," said Ekaterina Rumyantseva, founder of Kalinka Ecosystem.
In the open secondary market, the share of such lots is no more than 8% of the total supply on sale. In most cases, these are penthouses in famous houses in Moscow, located mainly in Khamovniki or in the area of Patriarch's Ponds. The average lot area is about 780 square meters, experts said.
In the primary market, the share of the most expensive lots is about 5%, and over the year the supply volume increased by 40%, due to the active development of the segment last year, rising prices and the release of new projects in expensive locations.
They also represent penthouses or villas in deluxe class projects, but they are already located in almost all districts of the Central Administrative District within the Garden Ring, and in 80% of cases — in houses under construction.
The average lot area is about 505 sq. m. The most expensive offers are presented in budgets of 4-8.6 billion rubles, and prices for 1 sq. m. m amounts reach 6-9 million rubles.
On June 4, Izvestia got acquainted with the research of the luxury real estate market by analysts of the Domclick service. According to its results, the most expensive apartment for sale is located in Moscow, its cost is 2.7 billion rubles.
