Analysts spoke about the growth of new business-class buildings in "old" Moscow

In May 2025, 45.6 thousand apartments and apartments were offered on the primary market of "old" Moscow. For the month, the volume increased by 0.7% and 0.9%, respectively, while for the year there was a decrease of 4.6% and 8.3%, respectively, according to the data of the NDV Supermarket of Real Estate, which was reviewed by Izvestia on June 4.

"A large share is accounted for by business class - 55.3%, which is 26.4% more than a year ago. The comfort class accounts for slightly more than a third of the supply — 32.6%. Over the year, its share decreased by 30.8%. In general, in the market of new buildings in old Moscow, 2/3 of the exposition belongs to the high—budget segment - 67.4%. Thus, the share of the elite segment increased by 60.2% over the year," said Elena Chegodaeva, head of the company's Analytics and consulting department.

The expert also notes a decrease in the share and number of apartments in the market of "old" Moscow. Today, apartments account for a large share of the supply — 93.7%. At the same time, the share of apartments decreases every month. It has decreased by 1.2% over the past month and by 8.2% over the past year. In terms of supply, the decrease for the month was 33.2%, for the year — by 61.3%. Most of the apartments are represented by business class - 58.1%, comfort class accounts for 28%.

According to the expert, the weighted average price per square meter in the primary market of "old" Moscow increased by 1.7% per month and by 20.2% per year. In the business class, the SVC amounted to 510 thousand rubles (-0.1% per month, +6.9% per year), in the comfort class - 362.4 thousand rubles (+1.4% per month, +6.7% per year), in the premium segment - 970.1 thousand rubles (-1.2% per month, +9.1% per year), and in the elite class — 2441.9 thousand rubles (-2.0% per month, +28.9% per year).

Earlier, on January 9, Izvestia got acquainted with a study by the Aeroplane company, which reported on the mandatory amenities of Russians when buying an apartment. According to experts, in the new year Muscovites want to buy apartments with dressing rooms (23%), built-in closets (15%), additional outlets on the balcony (13%), a second bathroom (12%), a master bedroom (9%) and a niche for a washing machine (8%).
