Muscovites told about the preferred apartment layouts

Moscow is gradually abandoning the stereotype of "the more meters, the better." Residents of the capital are increasingly choosing apartments based on comfort and personal needs, rather than just on the square. This is stated in a study by the Mangazeya development company on the Yandex View platform, which was reviewed by Izvestia on June 2.

"Today, in new projects, we are developing layouts for different types of audiences — from compact studios to spacious four-bedroom apartments for families. The flexibility in the approach has become a response to the variety of life scenarios of citizens," said Victoria Zakharova, head of the product development group at the Mangazeya development company.

According to the study, every second respondent prefers apartments with an area of 80-120 square meters, and a third of respondents considers comfortable housing from 50 to 80 square meters. m with a rational layout. Only 17.3% would like an apartment larger than 120 "squares".

"The layout today is a reflection of habits, values and lifestyle. In a big city, rhythm dictates priorities, and housing adjusts to them. Every detail is important: convenience of storage, liquidity, proximity of gyms. Sometimes it's these nuances that decide the choice," Zakharova explained.

Classic isolated rooms remain popular — half of the respondents choose them. However, 40% of the townspeople are inclined to a hybrid layout: closed bedrooms plus a combined kitchen-living room. This format visually expands the space and is convenient for communication.

Modern buyers also appreciate the additional service facilities.

"Two bathrooms are a priority, which is a desirable option even for one—bedroom apartments. Walk-in closets, laundry rooms, terraces, and offices are in demand. The layout is not just a two—piece, but a well—thought-out product for a specific customer," the expert summed up.

Earlier, on January 9, Izvestia got acquainted with a study by the Aeroplane company, which reported on the mandatory amenities of Russians when buying an apartment. According to experts, in the new year Muscovites want to buy apartments with dressing rooms (23%), built-in closets (15%), additional outlets on the balcony (13%), a second bathroom (12%), a master bedroom (9%) and a niche for a washing machine (8%).
