Experts spoke about the high demand for housing in the Far Eastern Federal District
The regions of the Far East continue to increase the volume of housing construction, despite the general decline in the market. In five years, the figures have more than tripled, and in 2024, a record 4.7 million square meters were commissioned in the district. The main drivers of demand are Far Eastern mortgages and projects with developed infrastructure. This is stated in the DOM.RF report, which was reviewed by Izvestia on May 29.
Almost 7.22 million square meters are currently under construction in the Far Eastern Federal District (Far Eastern Federal District). m housing. Primorsky Krai remains the leader (42% of the market, 3.16 million square meters), followed by Khabarovsk Krai (19%, 1.4 million square meters), Yakutia (10%, 728 thousand square meters) and Buryatia (9%, 667 thousand square meters).
With the abolition of preferential mortgages, only the Far East showed an increase in indicators: sales of new buildings in the district increased by 17% compared to the same period in 2024.
In the coming years, wage growth, which in 2024 amounted to 16% in the Far Eastern Federal District, as well as the savings of the population will contribute to an increase in demand. However, after 2025, there may be an oversupply, especially in Primorsky Krai, where prices are already reaching 500 thousand rubles per 1 square meter.
"The Primorsky Krai market is currently overheated with projects without infrastructure and very high housing costs. The price tag has actually become unaffordable for citizens. In addition, it is almost impossible to attract buyers from other regions with such indicators, the share of transactions with them now accounts for only 2%," Olga Ivannikova, Deputy Prime Minister of Primorsky Krai, told Izvestia.
Earlier, on May 19, the analytical center of the M2 platform told Izvestia about the increase in the number of mortgage transactions. It was reported that the number of mortgage transactions in April 2025 increased by 30% compared to March.
