In Moscow, over the past five years, the Eastern Administrative District (VAO) has become the fastest growing district in terms of new buildings, changed the structure of the offer by class, and also entered the top five fastest-growing locations in the capital. This follows from the data of the real estate and consulting company Metrium, which was reviewed by Izvestia on May 28.
According to analysts' calculations, over the past five years, the VAO has demonstrated the most significant increase in supply among all metropolitan districts. The volume of premises available for purchase in the primary market of the district increased 3.3 times from the first quarter of 2020 to the first quarter of 2025. Almost 4 thousand apartments and apartments are being sold in new buildings of all classes.
"In addition to purely market indicators, its unique natural resources, primarily extensive park areas, play an important role in increasing the prestige of the Eastern Administrative District. Undoubtedly, one of the main "green magnets" of the VAO is Sokolniki Park— a landmark recreational area in Moscow with great potential for recreation and leisure activities for residents. The importance of this factor is also confirmed by research on consumer preferences: for 55% of respondents choosing housing in Moscow, it is proximity to a large park that becomes the decisive argument when looking for a location," said Kristina Nedrya, Director of Commercial Management at STONE.
At the same time, by the first quarter of 2020, 85% of the local market of new buildings in the VAO were mass-market facilities, mainly comfort-class, by the beginning of 2025 their share had decreased to 59%. The share of new business class buildings has increased: from 14% to 28%. Premium projects also appeared — at the beginning of 2025, they already accounted for 12% of the total number of premises put up for sale. Currently, developers are implementing 14 mass segment projects, nine business class projects and two premium class projects.
"Developers themselves make a significant contribution to improving the quality of life. They not only build residential meters, but also create the necessary social environment as part of their projects. Most of the pre—school institutions currently under construction in the district are being built at the expense of investors," added Lilia Artsibasheva, Commercial Director of Regions Development.

"Over the past five years, we have seen not only a quantitative increase in supply in the VAO, but also a qualitative change in its structure with a noticeable increase in the share of business and premium classes. This, in turn, is supported by faster price growth rates, especially in the business class segment, and a shift in consumer demand towards more expensive premises. In fact, the VAO is turning from a district with a predominance of mass housing into a multifaceted location with growing prestige," said Ruslan Syrtsov, Managing Director of Metrium.
