When exchanging apartments in the secondary real estate market, the main difficulty lies in synchronizing transactions. The lower the availability of mortgages, the longer the chains of sellers and buyers become, in which up to 15 people can participate. Sergey Zaitsev, Sales Director of the federal company Floors, told Izvestia on May 27.
"The larger the chain, the higher the risk of a hitch at some stage. If there are problems with the transfer of ownership rights, all subsequent transactions will be in danger of disruption," the expert said.
According to him, it is important to pay attention to two key risks. The first is when the buyer does not have time to sell his apartment on time and loses the deposit.
"If a preliminary agreement and a deposit have been issued, but you have not been able to sell your property, you may lose this money," warns Zaitsev.
The second risk is when the seller changes his mind or raises the price after the buyer has already sold his home.
"In such a situation, a person is left with money, but without a roof over their head. We have to urgently look for a new option and spend money on rent," the expert explains.
In addition, the specialist also warns against hasty decisions.
"When people find themselves in a situation where they need to move out, but there is no new housing, people often do not buy what they originally wanted, overpay or agree to inconvenient options," Zaitsev notes.
To minimize the risks, the expert advises to carefully work out the terms of the preliminary agreements and take into account possible delays.
Earlier, on January 9, Izvestia got acquainted with a study by the Aeroplane company, which reported on the mandatory amenities of Russians when buying an apartment. According to experts, in 2025, Muscovites want to buy apartments with walk-in closets (23%), built-in closets (15%), additional outlets on the balcony (13%), a second bathroom (12%), a master bedroom (9%) and a niche for a washing machine (8%).
