People buy and rent country houses for a variety of reasons. Vladislav Bunin, Head of Sales at KP Papushevo Park, told Izvestia on May 22 about what to look for when choosing and how to find the perfect home.
"Regardless of whether you are buying a house or renting for a certain period, first of all pay attention to the location, because this factor is one of those that cannot be changed. Evaluate exactly where the village (site) is located, how far it is from the places where you visit regularly, primarily from the office, if you should be there. It is not in your interest to associate the road from home and back with eternal traffic jams and wasted time that could be devoted to leisure and communication with loved ones," he said.
The expert emphasized that if there is a much less congested toll highway near the village, then this is an excellent option.
The perspective of the direction also matters when it comes to buying for yourself and even more so as an investment. A significant factor for the purchase of housing is the presence of a professional management company in the village, which ensures uninterrupted operation of communications and engineering.
"The next important factor is the availability of infrastructure. When everything you need is at arm's length, it's great, but it's still very rare in suburban projects. Therefore, there should be at least mandatory attributes of a comfortable life — a supermarket within a 15-minute walk, a kindergarten and a school, a polyclinic," the expert said.
In addition, you should pay attention to the quality of the construction, study the materials used, as well as the list of works during the implementation of the project.
One of the main mistakes of buyers and tenants is the excessive area of the house. Expensive finishes — marble, gilding, and some rare, unique materials - can quickly go out of fashion and lose relevance, and they often need special care.
"Excessive automation — for example, systems that control curtains and coffee machines - is, of course, great, but in fact they are rarely used to their full potential. The real luxury lies in a thoughtful layout, in high technology, in the excellent work of the management company, which solves all your problems — then life outside the city will bring only positive emotions," he summed up.
