The expert named the reasons for the sharp rise in prices for luxury real estate


Luxury real estate is one of the few segments that remain independent from external factors. The price increase in the Moscow market is not due to hype, but to a lack of really high-quality offers. Dmitry Novikov, Sales Director for residential and suburban real estate at R4S, told Izvestia about this on May 19.
"There are very few unique locations, especially in the historical center of Moscow, and every year there are fewer and fewer of them. This limits supply, while demand remains at the same level. Another important factor is the low level of mortgage transactions: in the deluxe segment, transactions are carried out mainly at their own expense, which reduces sensitivity to general market risks," he explained.
In addition, the number of buyers considering real estate as a reliable and long—term alternative to other scenarios, including foreign ones, has increased. Not only square footage is important to them, but also the lifestyle, architecture, infrastructure, and environment they are used to.
"In addition, boutique formats with a short construction cycle prevail in the elite segment. Access to a finished product without years of waiting also generates demand. The de luxe segment today is a reflection of the real value and sustained interest in the product," the expert concluded.
The day before, the federal company "Floors" reported that in Russia the sale price of finished housing decreased by 6.9%. The average selling price of second homes in Russia decreased by almost 7% over the past six months, from 4.58 to 4.29 million rubles.
