Experts spoke about the rising cost of new buildings in the Moscow region

By the end of April, the weighted average price of 1 sq.m in the primary market of the Moscow region m amounted to 196,790 rubles. It grew by 4.9% over the year. This follows from the data of the real estate and consulting company Metrium, which was reviewed by Izvestia on May 16.

49.1 thousand lots were on display in the new building market (+8.4% per year) in 215 projects, where 47.6 thousand were apartments and 1.5 thousand apartments. 3.7 thousand equity participation agreements were registered: the figure decreased by 14.8% in a month and by 6.1% in a year. 35 transactions were registered with apartments, 3.6 thousand with apartments.

"The share of apartment offers in the market of new buildings in the Moscow region now reaches 97%, and apartments — only 3%. In turn, in Moscow, these figures now amount to 87% and 13%, respectively. Obviously, apartment complexes have not become a truly popular real estate format in the Moscow region. Moreover, their number began to decrease even before the ban on the design of new facilities, which has been in effect since 2025," said Grigory Vaulin, Managing Partner of Ferro—Stroy Group.

The share of mortgage loan transactions reached 71% by April. The average market mortgage rate in April was 26.7%.

"Against the background of a decrease in bank surcharges on family mortgages, the share of loan transactions increased to 71% in April (+1 percentage point per month). The steady trend towards an increase in the share of mortgage transactions has been maintained since December 2024. Family loans have certainly become the main driver of activity in the mortgage market. But it is also not uncommon for clients to apply for market loans for the remaining cost of the apartment at the end of installments," said Ruslan Syrtsov, Managing Director of Metrium.

Earlier, on May 13, it was reported that secondary housing prices rose in Russia in April. The cost of 1 sq. m. m increased on average in cities with a population of 0.7%, to 142 thousand rubles, according to the data of the Yandex Real Estate service. Perm became the leader in price growth, Rostov-on-Don came in second place, and Yekaterinburg came in third.
