The economist predicted a decrease in apartment rental prices in Russia

In Russia, urban apartment rentals may decrease by up to 5% on average due to the start of vacations. This was announced on May 14 by Sofya Blagova, PhD in Economics, lecturer at the Institute of International Economic Relations.
"Prices for urban apartment rentals may decrease by up to 5% on average due to the start of the holidays. Over the past eight months, the cost of renting housing in Moscow has decreased by more than 25% on average. A similar dynamic is typical for the regions. The median rental rate for apartments of all types of rooms in the million-plus cities in March was 34 thousand rubles per month, having lost 2.3% by February," Blagova told Gazeta.Ru».
According to her, this dynamic is associated with an increase in supply on the real estate rental market. She also clarified that by the end of the first quarter of 2025, rental offers had doubled compared to the third quarter of last year.
In addition, the expert noted that most apartment owners want to rent out their homes for a long time instead of putting them up for sale. However, the income level of tenants is a limiting factor in the growth of demand for rented housing.
Alexander Bakhtin, an investment strategist at Garda Capital, said on April 24 that a universal and practical renovation could raise the cost of renting an apartment by 10-20%. According to him, when renting out an apartment, it is necessary to know exactly the market value of the apartment. If the price is underestimated, the person risks not making a profit from the transaction, and if the cost is overestimated, the tenants are likely to move out quickly, finding the best option.
