The cost of a "square" of new buildings in the mass segment in Moscow increased by almost 6%

According to the results of April, the weighted average price of 1 sq.m in the primary market of the mass segment of Moscow housing. The cost was 350,530 rubles. It grew by 2.8% in a month and by 5.7% in a year. This follows from the data of the real estate and consulting company Metrium, which was reviewed by Izvestia on May 14.

According to experts, in April, 15.1 thousand lots were exhibited in the new—build market of the mass segment in projects where 13 thousand were apartments and 2 thousand apartments. The volume of supply for the month decreased by 14.2%. 2.6 thousand equity participation agreements were registered.

"The largest number of registered DDoS accounted for projects where developers actively offer discounts. The maximum amount of the stated discount in massive new buildings in "old" Moscow currently reaches 55% (respectively, the minimum purchase budget, taking into account the discount, is 4.6 million rubles)," said Ruslan Syrtsov, Managing director of Metrium.

The share of mortgage loan transactions in April was 64%. The average market mortgage rate decreased by 1.3 percentage points over the month, to 26.7%.

"Previously, market rates above 15% were considered prohibitive. But the prolonged period of tight monetary policy of the Central Bank (the Central Bank of the Russian Federation. — Ed.) corrected this situation. Now, every decrease in market rates leads to an increase in consumer activity. Clients are gradually adapting to the new conditions and are ready to overpay for the loan more than before before the expected refinancing," said Yaroslav Gutnov, founder of SIS Development.

Earlier, on May 13, it was reported that secondary housing prices rose in Russia in April. The cost of 1 sq. m. m increased by 0.7% on average in cities with a population of one million, to 142 thousand rubles, according to the data from the Yandex Real Estate service. Perm became the leader in price growth, Rostov-on-Don came in second place, and Yekaterinburg came in third.
