In Russia, secondary housing prices rose in April. The cost per square meter increased by 0.7% on average among millionaires, to 142 thousand rubles. This is the conclusion reached by analysts of the Yandex Real Estate service, who analyzed the situation in the markets of the country's largest cities last month (Izvestia reviewed the results).
A slight increase in the median price of a meter was accompanied by an increase in supply — by 4.3% per month on average in all million-plus cities. Perm became the leader in the growth of the cost per square meter per month among millionaires (+3.4% — up to 106 thousand rubles), Rostov—on-Don took the second place (+1.8% — up to 123 thousand rubles), Yekaterinburg (+1.4% — up to 125 thousand rubles) and Chelyabinsk (+1.4% — up to 99 thousand rubles).
A slight decrease in prices, close to stagnation (up to 0.5%), in the secondary market was recorded only in two of the 16 Russian megacities: Nizhny Novgorod (-0.5% — up to 139 thousand rubles) and Krasnoyarsk (-0.4% — up to 122 thousand rubles). The remaining 10 million people during the month showed a slight increase in the range from 0.2% (in St. Petersburg and Omsk) to 1% (in Moscow).
"On the eve of summer, the secondary market is showing some recovery. Against the background of the stagnation of the key rate, which has been going on for six months, the owners began to gradually raise prices for their properties. This is due to the fact that the expectations of most market players are related to the imminent start of the rate reduction cycle rather than to the continued maintenance of the current level. It is also worth noting that the increase in the cost of secondary housing by less than 1% per month is an indicator that does not exceed the current inflation rate," explained Evgeny Belokurov, commercial director of Yandex Real Estate.
The cities with the most expensive square meters on the secondary market remain Moscow (+1% per month — up to 359 thousand rubles/sq. m), St. Petersburg (+0.2% - up to 214 thousand rubles/sq. m), Kazan (+0.6% — up to 186 thousand rubles/sq. m), Nizhny Novgorod Novgorod (-0.5% — up to 139 thousand rubles/sq. m) and Yekaterinburg (+1.4% — up to 125 thousand rubles/sq. m). "Squares" of less than 100 thousand rubles in the secondary real estate market of millionaires are sold in Chelyabinsk (+1.4% — up to 99 thousand rubles/sq. m) and Volgograd (+0.3% — up to 96 thousand rubles/sq. m).
Earlier, on April 14, it was reported that the weighted average price of 1 sq.m. The cost of housing in the primary premium class market in Moscow amounted to 795,920 rubles. Over the year, the cost has increased by 16.3%. In business class, the "square" rose in price by 4.5% to 473,300 rubles.
